Robinsons Land Rolls Out Large-Scale Logistics Facilities & Industrial Parks

RLC subsidiary Robinsons Logistix and Industrials leads the development of the new projects

Growth in the industrial and warehousing sector is transforming economies across the globe. Fueled largely by the rise of e-commerce in recent years, the logistics sector has become an intrinsic element of the world's growing digital economy.

In the Philippines, the logistics market is experiencing exponential growth, with demand for Grade A and B logistics facilities projected at 3.06 million square meters by 2025 and 4.80 million square meters by 2030, according to property consulting firm JLL Philippines. The shifting supply chain models catering to a more omnichannel approach required by many forward-thinking businesses have translated to further warehousing demand.

Capitalizing on this growth opportunity, leading property developer Robinsons Land launched Robinsons Logistix and Industrials, Inc. (RLX), a wholly owned subsidiary focused on developing world-class and large-scale logistics facilities and industrial parks such as distribution and fulfillment centers, cold storage facilities, and multi-story warehouses in strategic locations nationwide.

"Businesses looking to add agility to their supply chains to meet market demand are driving the need for more warehouse operations than ever before. As commerce between Southeast Asian countries and the rest of the globe expands, we want to help our clients get their goods and services to customers more efficiently, and be a key partner in their growth and expansion. With this robust demand, it is now one of the fastest growing segments of RLC and could easily double its gross leasable area in the next couple of years,” said Mybelle V. Aragon-GoBio, Senior Vice-President and General Manager of RLX.

Industry Leader with a Solid Track Record

Previously known as Robinsons Logistics and Industrial Facilities, RLX has become a vital cog in the supply chain of some of the Philippines’ biggest consumer goods, manufacturing, logistics, and e-commerce companies, having provided space for their warehousing facilities, storage, distribution, and fulfillment centers.

At present, RLX has completed eight warehouse projects with approximately 200,000 square meters of gross leasable area.

Its first project was RLX Warehouse in Sucat, Muntinlupa, built in 2018. A year after, the second RLX Warehouse opened in Calamba, Laguna, followed by warehouse facilities in the first-class cities of Pampanga with RLX Mexico and RLX San Fernando. RLX Sierra Valley in Cainta, Rizal, came next, while RLX Industrial Park at Montclair Destination Estate in Porac, Pampanga, is opening soon. Each development aims to be a major logistics and commerce hub in North and South Luzon, helping generate tremendous growth and employment opportunities in these regions.

On December 9, 2022, RLX held the groundbreaking for the second phase of RLX Calamba, which is strategically located near the SLEX-Canlubang exit. Consisting of temperature-controlled warehouse facilities that can be designed and built to a tenant’s exact specifications, RLX Calamba Phase 2 is scheduled to be turned over by the second half of this year.

As a testament to its commitment to excellence, RLX received the “Highly Commended” citation at the 2022 Philippine Property Awards for its 30-hectare Montclair Industrial Park in Pampanga. Envisioned to be a world-class industrial estate, Montclair offers 1- to 2-hectare plots per lot for industrial use.

High Quality, Above Standard Deliverables

RLX plans, designs, and implements high quality project deliverables to best accommodate the business-critical requirements of any warehouse, logistics, or industrial facility. The focus is on making the facilities functional and efficient, while providing a safe and comfortable environment for workers to increase productivity and control, reduce operating costs, and improve customer service.

RLX warehouses and logistics facilities are designed with a clear height of 10 meters or higher, which allows for the maximum utilization of space and increases the natural ventilation inside the area. The facilities also have wide column spans suitable for installing racking systems and other equipment, enabling flexible and smooth movement within the warehouse.

Loaded with key features required by modern industrial facilities, RLX’s warehouse spaces are set to be the prime choice to fulfill all logistical needs.

Lease, Land Sale, or Build-to-Suit?

Businesses have three options with RLX when it comes to building or expanding into a new warehouse or industrial facility. They can lease a ready-built facility with Grade-A specifications, invest in land and then construct on their own, or partner with RLX to design and build their facility to their exact specifications under a long-term lease.

With high-quality, ready-built warehouse and industrial spaces, RLX is capable of shortening the start-up period and facilitating business expansions with ease. Furthermore, for many small and medium-sized businesses, leasing a warehouse from RLX reduces the risk, cost, and uncertainty of investing in an industrial property.

For businesses with more advanced and specific requirements, they may consider RLX’s Build-To-Suit option. They can choose their desired location and let RLX take care of design, construction, and funding of the facility. Capital requirements are minimized as companies can reduce their upfront costs by agreeing to a long-term lease; the savings can then be reallocated to core areas of operation.

RLX’s flexibility of terms – whether for Land Sale, Lease, or Build-To-Suit – and quick response time have made it the property developer of choice for both global and local companies of various sizes, growth stages, and supply chain requirements.

“RLX stands for fueling growth and innovation. Our mission is to provide real estate solutions that enable businesses to meet the demands of today and tomorrow,” said Aragon-GoBio.
